CREATING AFFORABLE COMMUNITIES
Cedar Woods understands that diversity is a key sociological contributor to creating thriving communities.  One of the most simple and equitable ways to achieve this is to provide options for a broader range of residents to purchase in our projects.  The company is committed to affordable housing and has previously introduced and continues to work on an array of initiatives to achieve affordability.

Nothing encapsulates this objective further than the Rivergums development.  Cedar Woods has been able to achieve significant affordability targets within the Rivergums development, which showcases the successful ‘Y-Rent’ program. This program is a shared equity scheme which was devised internally to provide affordable alternatives to purchasers in an environmentally sustainable premium estate.

In addition to this the Carine and Harrisdale projects both have a 10% commitment to providing affordable housing options to the wider community.  Our development team will comfortably satisfy this commitment, and plan to enhance the range of affordability options available to purchasers by introducing a mix of innovative integrated dwelling design options such as shop top living and studio apartments overlooking rear laneways.

URBAN INTEGRATION AND CONNECTIVITY
Cedar Woods recognises the importance of integrating land use and transport by providing a range of transport options linking different nodes - preferably public transport, walking and cycling. The Williams Landing project was masterplanned to integrate with a major transport node with a freeway interchange, bus interchange and commuter rail station. A mixed-use town centre will integrate with the transport node to improve access to housing, jobs and services via walking, cycling and public transport, increasing transport choice and reducing reliance on cars.

HOUSING DIVERSITY
Housing diversity can also mean social diversity. This is why we seek to maximise the range of lot sizes, housing options, zoning and residential density allocations to create a rich social fabric in our estates. We have also been researching a number of small lot housing products which optimise lot size and cost efficient home construction to produce more affordable house and land packages. 

BUSINESS ACTIVATION AND EMPLOYMENT
By enhancing the catchment area and economic base of existing activity and employment centres, Cedar Woods helps to create new local employment opportunities. Cedar Woods also implements business and investment attraction strategies for its commercial buildings to ensure that their timing and the type of businesses locating in them meet the needs of the establishing community.

INFRASTRUCTURE COORDINATION
Cedar Woods seeks to ensure that infrastructure provision in its estates (sewerage, water, fire fighting, power, gas, street lighting, communication services, etc) is cost-effective for both the service provider and the consumer. At The Kestrels for instance, this meant installing rainwater tanks in public open space areas to increase water recycling and reduce reliance on scheme water.
